Notice is hereby given that the Bismarck Planning & Zoning Commission will hold public hearings on Wednesday, August 22, 2012, at 5:00 p.m. in the Tom Baker Meeting Room, City-County Building, 221 North 5th Street, Bismarck, North Dakota, to consider the following items:
• Request of Gary Nelson for approval of a zoning change from the A-Agriculture zoning district to the R5-Residential and R10-Residential zoning districts on Gary Nelson Addition. The property is located in north Bismarck between Coleman Street and Normandy Street, approximately 1/4 mile south of 43rd Avenue NE (Part of the NW1/4 of Section 21, T139N-R80W/Hay Creek Township).
• Request of Gary Nelson for approval of a final plat for Gary Nelson Addition, a five lot subdivision on 2.28 acres. The property is located in north Bismarck between Coleman Street and Normandy Street, approximately 1/4 mile south of 43rd Avenue NE.
• Request of Ron Knutson, Steve McCormick and South Central Regional Water District for approval of a zoning change from the A-Agriculture zoning district to the RR-Residential zoning district on Whispering Ridge 1st Subdivision. The property is located along the north side of an extension of Burnt Creek Drive at the intersection with the future 28th Street NW (part of Auditor’s Lot “A” of the NE1/4 of Section 1, T139N-R81W/West Hay Creek Township and part of Government Lots 3 & 4 and the SE1/4 of the NW1/4 of Section 6, T139-R80W/Hay Creek Township).
• Request of Ron Knutson, Steve McCormick and South Central Regional Water District for approval of a final plat for Whispering Ridge 1st Subdivision, a 51 lot subdivision on 111.83 acres. The property is located along the north side of an extension of Burnt Creek Drive at the intersection with the future 28th Street NW.
• Request of Ron Knutson and Steve McCormick for approval of a Fringe Area Road Master Plan amendment for Section 6, T139N-R80W/Hay Creek Township to eliminate an extension of Bridger Drive to 28th Street NW as a collector roadway in this section.
• Request of Larry & Margo Kolbo and Amos & Carly Kolbo for approval of a zoning change from the RR-Residential and A-Agriculture zoning districts to the A-Agricultural and PUD-Planned Unit Development zoning districts on Kolbo 3rd Subdivision. The property is located along the east side of 93rd Street NE approximately 1 mile north of County Highway 10 and 1/4 mile south of McDowell Dam (a replat of Kolbo Subdivision and part of the N1/2 of the NW1/4 Section 34, T139N R80W/Gibbs Township).
• Request of Larry & Margo Kolbo and Amos & Carly Kolbo for approval of a final plat for Kolbo 3rd Subdivision, a three lot subdivision on 12.22 acres. The property is located along the east side of 93rd Street NE approximately 1 mile north of County Highway 10 and 1/4 mile south of McDowell Dam.
• Request of Larry & Margo Kolbo and Amos & Carly Kolbo for approval of a Land Use Plan amendment for part of the N1/2 of the NW1/4 of Section 34, T139N-R80W/Gibbs Township to introduce the light in100dustrial land use classification into this part of the section for the area being platted as Kolbo 3rd Subdivision. The amendment would support a zoning change that would allow a variety of light industrial uses including service, wholesale, storage/warehouse and other light industrial activities.
• Request of Matt Geiger, Dale Pahlke, LW Huncke Foundation, Harley Swenson and the Dakota Zoological Society, Inc. for approval of a zoning change from the A-Agriculture, R5-Residential and R10-Residential zoning districts to the RM15-Residential, RT-Residential and Conditional CG-Commercial zoning districts on Trenton Addition. The property is located along an extension of Trenton Drive east of Centennial Road between I-94 and East Century Avenue (Tracts 1, 2 and 3 in the N1/2 of the NW1/4 of Section 25, T139N-R80W/Hay Creek Township and a replat of Lots 1-6, Block 8, Centennial Park 4th Addition).
• Request of Matt Geiger, Dale Pahlke, LW Huncke Foundation, Harley Swenson and the Dakota Zoological Society, Inc. for approval of a final plat for Trenton Addition, a 127 lot subdivision on 26.41 acres. The property is located along an extension of Trenton Drive east of Centennial Road between I-94 and East Century Avenue.
• Request of Matt Geiger, Dale Pahlke and LW Huncke Foundation for approval of a Land Use Plan amendment for NW1/4 of Section 25, T139N-R80W/Hay Creek Township to extend the commercial land use designation between Trenton Drive and I-94 approximately 350 feet to the east to include the southern portion of what is now Tract 1 in the NW1/2 of Section 25, T139N-R80W/Hay Creek Township.
• Request of Dale Pahlke and Harley Swenson for approval of a zoning change from the R5-Residential, R10-Residential and RM30-Residential zoning districts to the R10-Residential and Conditional CG-Commercial zoning districts on Lot 5, Block 1 and Lots 8-15, Block 7, Centennial Park 4th Addition. The property is located along both sides of Trenton Drive east of Centennial Road between I-94 and East Century Avenue.
• Request of Jomani Developing LLC for approval of a zoning change from the RM30-Residential zoning district to the R10-Residential zoning district on the east 5.0 feet of Lot 7, Block 1, Sonnet Heights Subdivision 1st Replat. The property is located along the south side of Calvert Street, between Normandy Street and Superior Drive, approximately 1/4 of a mile west of US Highway 83.
• Request of Apple Creek, LLP and Herbert & Mary Roberts for approval of a zoning change from the CG-Commercial zoning district to the MA-Industrial zoning district on Auditor’s Lot B of Lot 1, Block 1, Barbie’s Neighborhood Subdivision and that part of the NW1/4 of Section 6, T138N-R79W/Apple Creek Township that lies within 50 feet adjoining and to the south of Auditor’s Lot C and the East 192.4 feet of Auditor’s Lot B of Lot 1, Barbie’s Neighborhood Subdivision. The property is located along the south side of County Highway 10 between 52nd Street NE and 66th Street NE.
• Request of Leland Tuck a rural residential lot split for Lot 1, Block 1, Schmitz First Subdivision to split this tract into two parcels, a 65,000 square foot tract and a 79,837 square foot tract. The property is located south of County Highway 10 and west of 66th Street NE.
• Request of McDonald USA, LLC for a special use permit for a drive-through to be located on Tract 605, Block 14, Original Plat (605 East Main Avenue). The property is located along the south side of Main Avenue between 6th Street and 7th Street.
• Request of Donald Engelhart for a special use permit to increase the total amount of accessory buildings to 2760 square feet for the purpose of constructing an additional garage on Lot 1, Block 2, Sunny-View acres 6th Subdivision (2700 76th Avenue NE). The property is located at the corner of 27th Avenue NE and 76th Avenue NE.
At these hearings, the Bismarck Planning & Zoning Commission will provide an opportunity for all interested persons to be heard with respect to these items.
