Notice is hereby given that the Bismarck Planning & Zoning Commission will hold public hearings on Wednesday, March 25, 2020, at 5:00 p.m. in the Tom Baker Meeting Room, City-County Building, 221 North 5th Street, Bismarck, North Dakota, to consider the following items:
• Request of Edgewood Properties, LLLP for approval of a zoning change from the PUD-Planned Unit Development zoning district to the R10-Residential, RM30-Residential and RT-Residential zoning districts and a minor subdivision final plat for Edgewood Village Seventh Addition First Replat, a 52-lot subdivision on 40.95 acres. The property is located in northeast Bismarck, west of Centennial Road and south of 43rd Avenue NE, just north of Legacy High School (a replat of Lots 1-3, Block 3, Edgewood Village Seventh Addition).
• Request of Kobe Development, LLC and SHG, LLC for approval of a special use permit to allow a drive-through in conjunction with a restaurant to be located on part of Lot 3, Block 1, Meadowlark Commercial 4th Addition. The property is located in north Bismarck, between 43rd Avenue NE and Skyline Boulevard east of US Highway 83/State Street, along the west side of Skyline Crossing (4424 Skyline Crossings).
• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to off-street parking and loading requirements. The proposed amendment would revise existing parking requirements to align with current and anticipated development trends, to prepare for changes to mobility demands and to reduce the number of variances for off-street parking.
At these hearings, the Bismarck Planning & Zoning Commission will provide an opportunity for all interested persons to be heard with respect to these items.
